Crackseal: It is important to keep the cracks on your pavements sealed. Crackseal protects your pavements sub-base, therefore keeps your pavement from deterioration due to structure failure. Simply put, you want to keep the water from rain, snow and ice, from getting underneath your pavement and causing damage to the stone base. If the stone base is damaged by this run-off water, it in time will cause pavement failure. A good quality crackseal, will protect this from happening. We recommend you walk your pavement each Spring and Fall and check for cracks in your pavement.
Cold verses Hot Crackseal: Both types of crackseal have their places in our industry. Hot Rubberized Crackseal is similar to what is used on the highways and roads, however Kelly Asphalt uses a non-tracking type, Hot Crackseal when sealing the cracks on your parking lot and driveway. Hot Crackseal requires an experienced contractor with specialized equipment. Cold Crackseal has come a long way in the past years. We normally recommend this type of crackseal for residential driveways. Cold Pour Crackseal is normally less expensive to apply.
A proper Pavement Maintenance Program, will extend the life of your asphalt investment. Maintenance begins with a good quality crackseal, which which should be applied to any cracks 1/4" or wider. Crackseal and Sealcoat, on a regular basis, will increase the life of your asphalt investment by many years, therefore saving you money....
Crackseal will help stop the Freeze / Thaw movement caused from moisture getting under your pavements stone sub-base, causing Pavement Failure...
