How often should I have my driveway seal coated and cracks filled?

Your driveway is a large part of your landscape.  Most people spend hundreds even thousands of dollars making their yards look beautiful, but neglect their driveways. You should have your driveway seal coated at least every three years.  Cracks can form overnight in driveways so it is recommended to get them filled every year.  This will help prevent huge repair bills down the line and your driveway will look beautiful for years to come.












A truck came up and offered to seal coat my driveway, but they didn't have a name on their truck and no business cards or references. 
Should I trust them?

Unfortunately, their are a few "companies" operating in the area that are not reputable.  They are offering to do your driveway for a price that is well below what reputable companies are offering (see below what they add to their sealer and what we add to ours).  We recommend asking them for them for references or give you a couple of addresses so that you can take a look at their work.  Kelly Asphalt Maintenance Company has been operating in Darke County for over 20 years and take great pride in offering the best service at a competitive price.

Do you add anything to your sealer?

We add a heavy polymer latex additive for increased toughness, flexibility, and greater fuel and chemical resistance and Silica Sand for added traction and a uniform textured appearance.  Water is also added to make the consistency smoother as recommended by the manufacturer.  What separates Kelly Asphalt Maintenance from our competitors is the amount of water added.  Some of our competitors add as much as 50% water to their bulk sealer.  This gives you an inconsistent sealer while saving them money.  Your asphalt wont be protected and won't last as long.

How do you apply the seal coat?

Today, the modern way to apply seal coat is called the Spray Method.  This method of application gives an even coat of sealer not only in low areas of the asphalt pavement, but equally on top of the asphalt pavement.  The older rubber squeegee method, pulls the sealcoat mixture off of the top of your asphalt, causing a much thinner coat on actual wear areas of your asphalt.  Most companies, broom squeegee a cut-in area, so no over-spray occurs on your concrete, fences, or building, during the modern method of spraying sealer.

I noticed on your quote that it says that you will fill all cracks 1/4" or wider excluding "Gatored" areas.  What is a "gatored"?

A gatored area of asphalt resembles the back of an alligator (see picture below this question).  Gatored areas are usually due to problems in the base material.  This could have been avoided with regular seal coating.  With minimal gatoring, KAMCO can band the gatored area to help prevent further spreading.  Banding involves spreading crack fill around the outer edge of the gatored area to prevent water from penetrating it and causing it to erode or freeze and cracking further.  For excessive gatored areas, it is recommended to have it cut out and patched.
